These Terms & Conditions (“Terms”) govern your use of our website (txstarpark.com) and your stay at Texas Star RV Park. By accessing our site, making a reservation or staying at our park, you agree to comply with these Terms. If you do not agree, please refrain from using the site or our facilities.

1. Acceptance and Scope

Website use: By using our website you accept these Terms and our Privacy Policy. If you do not agree, do not use the site.

Reservation services: Reservation and booking services offered through this site are subject to availability and may change without notice.

Park rules: Guests must comply with all park rules and policies; failure to follow rules may result in eviction without refund.

2. Reservations, Payments and Cancellations

Reservations: Reservations are confirmed when payment has been received. Site choice is generally accommodated but is not guaranteed; guests seeking a specific site may pay a site‑lock fee.

Occupancy limits: Each reservation includes two adults and up to three children. Additional persons incur a fee per person per day. Exceeding occupancy limits without permission may result in eviction.

Payment: All fees (including site rent, utilities and any deposits) must be paid in full before or at check‑in. Monthly rent is due on the first of each month; late payments may incur a late fee. A $35 fee applies to returned checks.

Cancellation: Cancellations must be submitted in writing or via email. RV site cancellations are subject to a cancellation fee and must be made at least 21 days prior to arrival to receive a refund minus processing fees. Cabin or extended‑stay cancellations require 30 days’ notice. Cancellations made within 72 hours of arrival or “no shows” forfeit all monies paid.

Refunds: Once a guest has occupied a site, rent is non‑refundable. Camping credits may be issued at our discretion.

3. Park Rules and Policies

3.1 Safety and Conduct

Speed limit: The maximum speed in the park is 5 mph; please drive slowly and watch for pedestrians.

Noise and quiet hours: Quiet hours are from 10 pm to 8 am. Generators may not be operated during quiet hours. Excessive noise or unruly behaviour may result in eviction.

Behaviour: Guests must not engage in onerous, noxious or offensive activities that disrupt others’ enjoyment. Management may require anyone engaging in such behaviour to leave without refund.

Children: Parents or guardians are responsible for supervising children at all times. Children wandering unsupervised or causing disturbances may lead to the family being asked to leave.

Visitors: Visitors must register at the office, pay any applicable fees and depart by 9 pm. Failure of visitors to comply with park rules can result in the sponsoring guest’s eviction.

3.2 Site Use and Maintenance

Lot appearance: Keep your site neat and free of trash (including cigarette butts and bottle caps). Place all garbage in the dumpsters provided and do not leave trash outside overnigh. Hazardous or bulky materials, pallets, tires or storage‑unit leftovers may not be placed in dumpsters.

Vehicles and parking: Maximum two vehicles per site unless otherwise approved. Additional vehicles, trailers or boats must be stored in designated areas. Do not park on grass or on vacant sites.

Speeding and traffic: Dri6ve only on designated roads; do not drive or park on grassy areas.

Water and sewer: Do not waste water and do not wash vehicles in the park. Use sewer rings or donut‑style washers to seal connections and prevent odours. Do not pour bleach, formaldehyde or phosphorus products into drains or septic systems.

Power connections: Ensure all breakers are in the off position before connecting or disconnecting power cables. Use weight‑bearing blocks or pads under stabilizers and jacks.

Tents and ground stakes: Tents and ground stakes are not permitted on RV sites or near cabins.

Pets: Pets must be on a leash of 10 feet or shorter and under the owner’s control at all times. Pick up and dispose of pet waste immediately. Potentially dangerous breeds (e.g., Pit Bull, Rottweiler, Doberman, German Shepherd) may be prohibited at management’s sole discretion. Pets are not permitted inside cabins.

Campfires and grills: Fires are allowed only in designated pits and must be attended at all times. Completely extinguish fires before leaving. Charcoal and propane grills are permitted; open fires on the ground are prohibited.

3.3 Amenities and Recreational Facilities

Pool: There is no lifeguard on duty. Children under 14 must be supervised by an adult 18 years or older. Glass containers are not allowed in the pool area.

Campfires and grills: Fires are allowed only in designated pits and must be attended at all times. Completely extinguish fires before leaving. Charcoal and propane grills are permitted; open fires on the ground are prohibited.

Firearms and fireworks: Discharge of firearms, BB guns or fireworks is strictly prohibited. Hunting is not permitted on park property.

Commercial activity: Commercial or mechanic work is not allowed on sites without prior approval.

3.4 Indemnity and Waiver of Liability

Assumption of risk: Camping and RVing involve inherent risks associated with outdoor activities, including connecting utilities and being exposed to natural elements. By staying at our park, you acknowledge these risks and agree that Texas Star is not responsible for injuries, death or property loss arising from your use of our facilities. You release Texas Star, its owners, employees and agents from liability for any such injuries or damages to the fullest extent permitted by law.

Indemnification: You agree to indemnify and hold Texas Star, its owners, employees and agents harmless from claims, damages, costs and attorney’s fees arising from (a) your breach of these Terms or park rules, (b) your negligent or unlawful acts or omissions, or (c) injuries or damage caused by you, your family, guests or pets.

Theft of service law: According to Texas Penal Code §31.04, leaving without paying for site services or refusing to pay when due is a criminal offense; we will pursue any violators. A guest who fails to pay or follow park rules may be asked to leave immediately without refund.

No landlord‑tenant relationship: Your stay at Texas Star creates a revocable license to occupy a site and does not constitute a landlord‑tenant relationship.

Commercial activity: Commercial or mechanic work is not allowed on sites without prior approval.

4. Right of Refusal and Eviction

We reserve the right to refuse service, revoke a reservation or ask any guest to leave the park for violations of these Terms, disruptive conduct, non‑payment or for any other reason at the discretion of management. Individuals who are asked to leave may not return without written permission.

5. Changes to These Terms

Texas Star RV Park may modify these Terms at any time. Updates will be posted on our website and become effective immediately upon posting. Your continued use of our site or facilities after changes are posted constitutes acceptance of the revised Terms.

6. Governing Law

These Terms and any disputes arising from them are governed by the laws of the State of Texas. You agree to submit to the exclusive jurisdiction of the courts located in Tarrant County, Texas.
